As a rebuttal about the kids buying an expensive house:
If, and it’s a big if, the kids sold over-valued stock and sold it to make a high down payment on the house, it could be a good move.
What will determine future house prices?
Two primary factors:
A. Interest rates.
B. The general economy.
I don’t think interest rates can rise or will be allow to rise.
Neither government or the economy could stand an interest rate rise, so it won’t happen.
(Certainly there is not an excessive demand for money from a bombing economy)
The economy…..currently muddling along. A falling dollar could ignite inflation, but I can’t see that happening significantly. China is possibly the key, but I cannot see them rocking the boat just yet.
I know Rick thinks a deflation more probable, but I have a hard time balancing that against money printing. I do believe the debt problem must be solved, but I do not believe politicians will…..that implies some form of system collapse, sometime. I don’t think that has to happen yet.

Doc, I live in a 75 year old mansion that my parents bought in 1946 for 26K. Now it is appraised at 1.2 million. I have no debt. Should I take out a mortgage on it and put another million into PPP and NSRPF and CEF and SLW? And should I trade my dark red ’96 Saturn in on a canary Lamborghini?

Sold my BBG at the opening. I think some of the E&P companies are really good investment right now, technicals for oil looking good, almost looks like oil wants to go to $55-60 range-

Doc, the markets got pumped up in the last hour after you had already made this commentary with Al – does it change your thoughts for the next few weeks at all?
The margin calls get covered by 2:30 or so and then the buying pressure moves things up as well as shorts start to cover to take profits. Oil got a boost at the same time and that has been the main determinant of market direction.
Happy times are here again. Dow closed on it’s exact high of the day. People were tripping over each other trying to buy at these low prices. I’m sure the big boys who were able to distribute a bit more of their risk onto the sheeple will sleep well tonight. I happen to agree with Doc that some storm clouds are forming and when the winds change, watch out. Thanks for the show Al.

I believe the Brexit vote was the Charles Sumner impulse in Europe which could resonate throughout the world to cause a fundamental re-evaluation.
Now is a good time to short, but not with leverage. The problem being that central banks perceive the stock market is a measure of the health of the economy and must be held up at all costs.
